A lakeside home transformed — re-clad, extended, and opened up to panoramic views over Lake Rotorua.
About the project
The project centres on three moves: a re-clad of the road-facing facade, an ensuite addition carved out of an existing sunroom, and a new living and entry extension with a full-width timber deck above. Together they reshape how the house presents to the road and how the family lives in it day to day.
The real payoff is the deck — a full-width timber platform over a Nuraply waterproof membrane sitting above the new living extension. From here, the views sweep out across Lake Rotorua in an unbroken panorama that the original house never captured. A glass balustrade keeps the sightlines completely open, and wide sliding doors connect the deck directly to the living room below the parapet line.
The re-clad uses two materials in a deliberate split: dark Abodo Vulcan vertical weatherboard in a bandsawn teak finish wraps the lower level, and white Slimclad Reverse Run profiled metal lifts the upper storey to face the road with confidence. An amber-lacquered front door anchors the entry against the dark cladding. Inside, the palette stays honest — sealed concrete floors, plywood ceilings, and large-format travertine-look tile throughout the new ensuite.
